RULES OF THE PARK
-Speed
Park speed limit is 5 m.p.h. Applies to all vehicles. Be kind to people in the park and SLOW DOWN.
-Trash
Tenants are responsible for keeping their space clean and tidy. No storage items are allowed around R.V.’s.
–Quiet Time
Quiet time is from 10 p.m. to 8 a.m. Please be considerate and observe this rule. NO LOUD RADIOS OR T.VS AT ANY TIME.
-Children
Parents are responsible for their children’s conduct and safety. Children are not allowed to run around other spaces.
-Water
Water regulators are strongly advised, 100PSI pressure. Please repair leaking sewer or water immediately.
-RV Occupancy
All RV's must be owner occupied at all times. Parking your camper in our campground and renting it to somebody else is not allowed.
-Insurance
It is the obligation of the guest to maintain liability, fire, wind and other hazard insurance on the personal property situated upon said campsite and for their acts or omissions occurring while occupying said campsite. All guests must also have liability insurance. It is the responsibility of the guest to have proper insurance coverages. We recommend that you reach out to your insurance company for further guidance. Riverbend RV Park and Storage LLP , dba Black Rabbit RV Park does not carry any insurance that covers any belongings of seasonal campers or guests.
-Pets
All Dogs, Cats, and Rabbits must be on leash at all times. The owner is required to pick up after pets or there will be a pet fee of 50 dollars per infraction. No pets are allowed on the lawn except to access the river, we have a dedicated dog park. Please read our pet guidelines below.
-Parking
Recreational vehicles must park in assigned spaces. Do not park on grass or empty R.V. spaces. Check at the office about parking your extra vehicle. Please park with care. Utilities or fixtures damaged by tenants or their guests will be charged to the tenants.
-Dump
Please do not leave your dump valve open. Dump as often as you like. Do not let your wastewater sit in your drain hose. This will reduce odors, especially while it is hot. Holding tank deodorizers and digesters are available at the office.
-Check Out
Check out time is 11 AM, your rent must be paid in advance. No refunds or no prorating.
-Cancellations
Trip insurance is offered during the checkout process. Make sure to read the conditions of the trip insurance and purchase the insurance! If your travel plans change and you must cancel or change your reservation: Call or email us at least 14 days prior to your arrival date on reservations. Failing to cancel will result in the forfeiture of the deposit. Cancellations on reservations of 21 days or more must occur with at least 30 days notice. Failing to cancel on 21+ day reservations with 30+ days notice will result in the forfeiture of the deposit. All cancellations are subject to a 10% cancellation fee.
-Wildlife
Wildlife is both a treasure and a fact of life in Montana. We have several types of wildlife in our park on a regular basis that include, but are not limited to, rabbits, birds, deer and moose. Guests are prohibited from attempting to interact with the wildlife in any manner including attempting to touch, approach or feed. Pets that are with the guests are to be on a leash at all times and those pets are prohibited from chasing or interacting with the wildflife. We share this space with them. Treat them with respect!
rV STANDARDS
The quality of RVs in a resort or campground can contribute to or detract from the overall experience of all the campers. For this reason, we enforce some standards of appearance on RVs, similar to those in place at many other RV resorts and campgrounds. Our property rules state that “all vehicles must be operable and in good condition.” We think it may be helpful to outline a few examples of what is meant by “good condition.”
-Age Limit
Please note that “good condition” does not mean “new,” and we do not typically have an age limit for RVs.
-Appearance Guidelines
Overall, the RV should look and function as it was originally designed. While we can’t provide a list including every possible scenario, following are a few examples that should be helpful:
Isolated minor issues are generally acceptable, provided multiple issues aren’t combined to substantially deteriorate the appearance of an RV:
SITE STANDARDS
We all need to be good neighbors to our fellow campers! No one likes to camp next to a messy site, and a messy campsite can be an open invitation to unwanted wildlife.
Following are some guidelines to help everyone be a good neighbor in the campground:
-Recreational vs. Residence
For our seasonal or annual campers, we need to remember that your campsite is a recreational site and not a residence. Our seasonal Customers shall use their RV and site for recreational purposes only and shall not use their RV and site as a permanent residence.
